Lowery Demolition was appointed as the principle contractor completing the first phase of Demolition at the site of the new Cheshunt Lakeside development for Client Inland Homes. The demolition and site clearance will pave the way for 1725 new homes, business space and new amenities including a new school to be built.
Phase one consisted the demolition of the ex Tesco buildings on Delamere road, three separate sites including a 6 story office block, an administration centre and associated warehousing. The scope of works included Licenced and Non licenced asbestos removal, site hoarding, internal strip-out, scaffolding and temporary works to protect Network rail infrastructure. Full demolition of all structures across the sites, removal of mass foundations and processing of materials to 6F2 grading to facilitate the installation of 500mm piling matt during the construction phase of the project.
The Project is neighboured by live offices to the North and South, Domestic properties to the West and railway to the east. With all this in close proximity to the site particular care and attention needed to be put into the management of noise, dust, traffic and vibration. Control measures implemented by the delivery team were successful in the management of our environmental impact and we received praise from the local community for some of the innovations that were put in place.
The main 6 storey structure was scaffolded with flanking returns to the East and Western edges and the highway boundary was fully hoarded, Newsletters were distributed to all neighbours properties and delivery of regular and open contact meetings were held with local residents to ensure minimal disruption to all concerned and the project was delivered on program. All Utility services were made safe and disconnected. Along with licensed asbestos removal some 10,000m2 of Non licensed roof sheets were removed from the warehouse by our in house specialist teams and disposed of to licenced facilities.
A number of specialist items of plant were used on this project including our reinforced tunnel specification 15 t zero tail swing excavator, which was utilised to dismantle the plant room of the 6 story office block, this allowed us to minimise labour time and safely remove the heavy components prior to structural demolition.
Bespoke and specialist high reach demolition machinery was also utilised from within the M O Brien Plant hire fleet to enable the safe dismantling of all structures at height. Material was then processed to achieve an engineered grade of sub base which was then to be re used in the construction phase. Segregation of materials and metals was a plant intense operation on this project so we made the decision to only use equipment that was Tier 4 emission standard compliant to ensure optimum fuel consumption and a lower carbon footprint, something very important to us at Lowery Demolition.
